Radon mitigation pricing in Johnson County is driven by one thing more than any other, and it is not the size of your house. It is how many suction points your foundation requires.
What actually sets the price
Number of suction points. One foundation, one point. A basement with a crawl space addition attached — extremely common on 1960s Shawnee and Olathe homes expanded in the 1980s — needs two. That is the biggest single swing in any quote.
Foundation type. Block foundation walls have hollow cores that behave as their own chimney and often need separate attention. Poured walls are simpler.
Existing passive pipe. Johnson County homes built in roughly the last fifteen years frequently already have a capped radon stack running from beneath the slab. If yours does, you are buying a fan, not a system, and the cost drops sharply. Go check your basement and garage for labeled white PVC before you call anyone.

The line item people forget
The post-mitigation test is the deliverable. A system without a verification measurement is a pipe and a fan of unproven effect. If a quote does not include one, that is not a cheaper system — it is an unfinished one.
Insist the closing condition be “verified below 4.0 pCi/L,” not “system installed.”
Ongoing cost
A radon fan runs continuously. Expect a modest addition to your electric bill and fan replacement every 5 to 10 years. Budget for that replacement rather than being surprised by it, and check your manometer twice a year — if the liquid sits level in both columns, the fan has stopped and radon has returned.
Before you compare quotes
